This Land Lease Agreement (hereinafter referred to as “Agreement”) is made effective as of 1st August 2015 between Roman Catholic Church(“Owner”) and G.S. INTERNATIONAL DEVELOPERS (GH) LTD (“Tenant”), for the lease of certain parcel of land (“Land”) which is located at FARM8 for the purpose of excavating and removing material (including without limitation of gravel) for construction of project by Tenant. This Agreement takes effect form the date of signing and ends when project complete or Tenant stop excavating material from the land mentioned above.
The following terms are set forth:
1.The area of the Land is 5000 m2, and Tenant agrees to pay the total of GHC 5000
to Owner.
2.The size of Land shall on the basis of field measurement after clearance. The
average depth is 2 meters from the surface after clearance. If there is any place where the thickness of gravel doesn’t reach 2 m, Owner must expand the size as remedy.
3.The payment shall be made in installment. Tenant shall be given access to the
Land on signing of this Agreement. If the standard and depth of gravel meet the requirement after clearance and testament, 50% of total sum will be paid by cheque in advance. The rest will be paid at once by cheque after the completion of excavation and removing of gravel at the area and depth mentioned above.
4.Owner must provide evidence of ownership of the Land before signing of this
Agreement.
5.Owner shall never unilaterally terminate the contract.
6.Any controversies or disputes arising out of or relating to the ownership of the
Land because of hoodwink or deceive of Owner shall be resolved and responsibility by Owner.

INTERNATIONAL DEVELOPERS (GH) LTD(“Tenant”), for the lease of certain parcel of land (“Land”) which is located at FARM8 for the purpose of excavating and removing material (including without limitation of gravel) for construction of project by Tenant. This Agreement takes effect form the date of signing and ends when project complete or Tenant stop excavating material from the land mentioned above.

1.The agreed unit price is 4000GHC/5000m2(square meter),Tenant agrees to pay
the total of GHC 4000 to Owner based on site measurement after clearance.
2.The size of Land shall on the basis of field measurement after clearance. The
average depth is to be decided by the Tenant according to the survey result. But we the Tenant will make the land plain for the owner as different usage after excavation.
3.The payment shall be made in installment. Tenant shall be given access to the
Land on signing of this Agreement. If the standard and depth of gravel meet the requirement after clearance and testament, 40% of total sum will be paid by cheque in advance. The rest will be paid at once by cheque after the completion of excavation and removing of gravel at the area and depth mentioned above.
