Premises. Landlord agrees to lease to Tenant, and Tenant agrees to lease from Landlord, the Premises described on Exhibit A (the “Premises”), which are in the Building described in Section 1 (the “Building”) located on the real property described on Exhibit B (the “Property”). The Premises will be handed over to Tenant at blank conditions of the unit.

3. Term. The Term of this Lease will commence on the Commencement Date described in Section 1 and will expire on the last day of the 36th month thereafter, unless sooner terminated or extended as provided under the terms of this Lease. 租赁期。本租赁协议的租赁期始于第1条所述开始日,在该日起第24个月的最后一天到期,除非根据本租赁协议的条款提前终止或续期。

4. Improvements. Tenant acknowledges that it has inspected the Premises and equipment therein and accepts the Premises and all equipment therein in their present condition, inclusive of any deficiencies. Tenant is entirely responsible for any work necessary to suit the Premises for Tenant's occupancy or use as defined in Section 5 of this Lease (“Tenant's Work”). Tenant shall at its sole cost complete Tenant’s Work in accordance with plans and specifications approved in writing by Landlord prior to the commencement of Tenant's Work. Tenant shall cause Tenant’s Work to be done in a good and workmanlike manner and in accordance with all applicable laws, ordinances, and regulations of governmental agencies having jurisdiction. Further, Tenant shall cause, at its sole cost, the Premises to comply with all laws, ordinances, regulations and directives of any governmental authority applicable to the Premises or Tenant's use or improvements thereto (collectively “Applicable Laws”) whether now in effect or as such Applicable Laws are changed or amended from time to time. 改进工程。承租方确认其已对房屋及房屋内的设施进行检查,并接受现有状态下的房屋及其中所有设施(包括任何缺陷)。承租方对为使房屋符合其占有或使用(如第5条所述)目的进行的任何工程完全负责(“承租方工程”)。承租方应按照承租方工程开始出租方书面同意的方案和规格,自行承担费用完成承租方工程。承租方应敦促他人以良好、专业的方式并遵循所有适用的法律和具有管辖权的政府机构颁布的法令和条例完成承租方工程。此外,承租方还应自行承担费用,确保房屋遵守房屋或承租方使用或改进房屋所适用的所有法律和政府部门颁布的法令、法规和指令(统称为“适用法律”),不论是否为当前生效的或不时予以修订或变更的适用法律。
