In accordance with Loan Contract, Beijing Housing Fund Management Center Personal Housing Entrusted Loan Methods and relevant state laws and rules, lender is entrusted to offer borrower loan by Chaoyang Sub-center of Beijing Housing Fund Management Center. In order to define responsibility, rights and obligations for both parties, abide by the credit, here to sign this contract to comply with.
Article 1the lender provides loan amount RMB 200,000 Yuan to borrower, and deposits this money to 2390002527 of Urban Construction Development Specialized Bank of China Construction Bank.
Article 2Lender provides purchasing house fund to borrower, borrower only uses it to purchase house and cannot use for others.
Article 3Borrower must provide guarantee of mortgage + purchasing house comprehensive insurance.
Article 4The loan term is 10 years, from Jan.12, 2000 to Jan.11, 2010.
Article 5During the loan period, if housing fund rate of Beijing City Housing Fund Management Center is adjusted, the loan rate should be adjusted with it.
Article 6Borrower must promise to pay loan capital and interest within stipulated term according to installment repayment detailed statement. Default interest will be paid if payment overdue. Taking amount of payment overdue as base, for each
overdue day, collecting default interest of 0.4 ‰.
Borrower should open deposit account at lender’s place according to minimum amount of capital of state regulations.
Article 7If borrower needs to refund in advance, it shall note lender one month before refund day and the notice id irrevocable upon delivery. Lender calculates interest according to original period interest and actual loan term.
Article 8The alteration of this contract must be agreed by lender, borrower and other relevant parties, and the alteration contract must be signed by law.
Article 9Any one of two parties who alters or dismisses the rights and obligations of this contract without authorization shall pay 0.5 ‰penalty for breach of contract which is equivalent full loan amount. If causing any loss for the other party, and the penalty for breach of contract is not enough to cover the loss, the compensation should be made. If the other party asks to continue to perform this contract, it should be continued.
Article 10 A dispute occurs between lender and borrower during performing this contract period, it can be solved through negotiation or conciliation. If the effort fails, they can bring a suit to court.

Article 12Attachments of this contract are: 1. Loan Application Form; 2. Mortgage Contract (contract No. Chao 00151001-36); 3. Loan Entrusted Contract (contract No. Chao 00151001-36); 4. House Ownership Certificate Pledge Contract; 5. Guarantee Pledge Ownership Document Agreement, these files are constitute part of this contract, and has the same legal force as this contract.
Article 13Unaccomplished matter of this contract shall be executed according to Beijing Housing Fund Management Center Personal Housing Entrusted Loan Methods.
Article 14This contract comes into effect after lender and borrower’s seal and signature, and loses efficacy when borrower pays off loan capital and interest, default interest and fees of this contract.
Article 15Original of this contract is in triplicate, one for Chaoyang Sub-center of Beijing City Housing Fund Management Center, one for borrower, and one for lender. Copy of this contract is one, which is kept for Beijing Chaoyang District Housing and
