Rental Contract
Lessor (hereinafter referred to as Party A) :
Lessee (hereinafter referred to as Party B) :
In accordance with the relevant national laws and regulations as well as the relevant stipulations of the city, Party A and Party B have reached an agreement through friendly consultation to conclude the following contract.
Article 1: Party A guarantee to Party B that they have completely ownership and use right of the premise; Party B ensure that they understand the whole picture of the house, and based on the present condition.
Article2: The premise is located at_______ with the construction floorage of
_____square meters. The premises and the attached facilities are in good condition. Water, electricity, gas, heating is supplied normally. (The gas electricity
meters appears as__; The electricity meters appears as__) The lease term will be from _____ (month) _____ (day) _______ (year) to ________ (month) _____ (day) ______ (year).
Article 3: The rental will be__RMB per month (Party B shall pay for the management and garbage collection of the community).
Article4: Payment of rental will be one installment every six months. From the effective date of the contract, Party B should pay the first installment of __yuan to Party A in advance. Each successive installment shall be paid 10 days before the end of the term. The rental should be paid in the form of cash. Party B shall pay Party A a deposit of__yuan with the first installment. Party A will issue a written receipt after receiving the payment and the deposit. After the contract expired, Party A shall refund the deposit in full amount without interest to Party B if the premise is in good condition;if damaged, the original price shall be deducted according to the
actual extent of damage or the value of the damaged goods, Party B shall fill the insufficient.
Article5: Party B will bear the cost of utilities such as gas, water, electricity, heating, telephone communications, cable TV and network usage charges and security fees on time during the lease term.
Article6: During the lease term, Party B shall not sublease the house to a third party, otherwise, Party A shall have the right to unilaterally terminate the
contract and recover the housing, and Party B's breach of contract can be investigated. Article7: During the lease term, Party A shall be responsible for normal maintenance of the housing, or commissioned by the lessee to act as repair, maintenance costs are borne by Party A. Party A shall ensure that the housing can meet the normal use and residential needs of Party B.
Article8: During the lease term, if the premise had some damage not caused by Party B, such as the natural damage or man-made damage, or roof leakage,
affecting normal life of Party B, Party A shall be repair the damage within seven days from the date of receiving the notice from Party B. If more than seven days Party B has the right to repair itself, and the repair expenses should be borne by Party A.
