供电公司职工房屋买卖合同

Hous ing Con tract for Sales of Hefei Power Supply Compa ny Staffs

Seller: Hefei Power Supply Compa ny Buyer: Yang Guodo ng (Hereafter referred to as Party A) (Hereafter referred to as Party B)

According to the spirit of Hefei City People' s Government's Transmit the Provincial government's Notice of the Reply about Deepen Reform of the Urban Housing System and Quicken Housing Construction Implementation ( Hezheng No. [1999]62) and Hefei Power Supply Company unit Exploration of the Methods of Commercial Housing Sale ( Hefei Power Supply Office No. [2003] 333, Party A sell a house to Party B. The two Parties agree to sig n this con tract on the releva nt matters of purchase and sale of house:

Article 1 House

1. Location: Room 1104, Building 25, Power Supply East Village No. 325, Wan gjia ng

East Road.

2. Condition: Structure: Multi-story Special Framework Pole/Small High Level shear

wall, 3_ level; Story Small High Level: rough house 11th floor; building area 196.108 m2.

Article 2 House Proceeds

The hous ing un it price (RMB) 2,200.00 per square meter( among it, the prefere ntial area 80 m, unit price ( RMB)1,100.00 per square meter) , total amount (RBM)

353,741.00.

Article 3 Rights and Duties of Party A

1. Resp on sible for the in spect ion and accepta nee of the new house and hand in the key

to Party B as the house is qualified.

2. Responsible for the settlement of house proceeds for Party B( take the regulated

price as criteri on).

3. Responsible to deal with the Real Estate Certification" and bear 50% of the deed

tax, maintenance fee, cards issu ing fee and other fee.

4. If Party B has applied to return the house and doesn't to hand it in to the

pre-reside nt, Party A shall resist deali ng with the Real Estate Certificati on” for Party B and treat it as the behavior of break ing the con tract.

5. Responsible to deal with the ordinary defect in time that exists becauseof the

quality of con structi on of the new house for Party B. Life long dispos ing of the serious defect.

Article 4 Rights and Duties of Party B

1. When choose the commercial house, Party B has to obey the rules in Unit

Exploration of the Methods of Commercial Housing Sale. The procedure of house purchasing is handled according to the terms in this regulation.

2. If Party B belongs to the kind of “return old house to by new house”, it has to fulfill

the following obligation:

1) When deal with the procedure of purchasing new house, Party B has to hand

out the “Real Estate Certification ”, “ landuse certificate , th”e invoice of

house purchase or relevant certificate of house purchase of the former house

and the original of residence registration.

2) After taking the key of the new house, Party B has to hand in the former house

to Party A in six months( including the house purchased or rented according to the house proceeds) , and accept Party A's transfer and supervision to the

former house. Meanwhile, Party B can not resist handing in the former house

for the decoration, the materials that used in decoration, fee and so on.

3) Party B has to reserve the integrity of the former house 's water, electricity,

gas, wall and ground. Party B can not break the structure of the former house

and ensure it has the basic housing condition without decoration.

3. Party B has to paid margin RMB 3,000.00( if Party B doesn 't breach the contract

but belongs to the king of returning old house, Party B will get the margin after

returning the former house; other persons will get the margin after the expiry of

decoration).

4. Party B has to pay management fee on time to Party A according to the regulation of

company (including elevator maintenance, check and replace) and other relevant fee. The criterion of the management fee should pay according to the regulation of company.

5. Party B bears 50% of the deed tax, maintenance fee, cards issuing fee and other

fee of the “Real Estate Certification”.

Article 8 Methods to resolve the Dispute

The dispute occurred in the performance of contract will be resolved through consultation by two parties, if fails, the two Parties resort to arbitration or other legal proceeding.

Article 9 Other

1. Two copies of the contract will be drawn, and remains in the possession of Party A

and Party B. Both two parties have to observe all regulations in this contract.
