物业正式租赁合同

Formal Tenancy Agreement

出租方姓名/名称:(以下简称“甲方”)Landlord:(hereinafter referred to as "Party A")

承租方姓名/名称:(以下简称“乙方”) Tenant:(hereinafter referred to as "Party B")

甲、乙双方就甲方愿意出租,乙方自愿承租物业之事宜,经双方协商一致,同意签订本物业正式租赁合约。

This Agreement is made by and between Party A and Party B in connection with rental of property whereby this agreed as follows:

1.租赁物业名称及地址:(以下简称“该物业”)

& Address of Property to be Rented:

(hereinafter referred to as "the Property")

2.用途:该物业只供使用。

2. Usage: For use only.

3.面积:该物业建筑面积为平方米。

3. Area: building area of the Property is square meters.

4租赁期限:由年月日起至年月日止。其中从年月日到年月日为固定期,从年月日到年月日为非固定期

4. Term of Tenancy: from to inclusive. From is fixed term; from is flexible term.

5.租金:租赁期租金/每月金额:。乙方在收到甲方提供的税务发票后10个工作日内全额支付本月租金。

6.1日期:乙方需于租赁期限内每月日之前支付,以实际居住天数支付租金。

6.2方式:乙方须以现金/划帐方式支付。每月为一期支付一次。

6.2 Method: Party B shall pay off the rent by T/T or cash. month(s) as a term.

7.管理费:按有关管理部门规定之金额及方法由甲方支付。

7.Management Fee: Shall be paid by Party A according to the amount and payment method stipulated by the related management office.

8.公用事业费:水、电、煤气、电话费、ADSL。

8. Public Utility Fee: Water, electricity, gas, telephone, ADSL.

8.1计收方法:水、电、煤气、电话费、ADSL由乙方每月按帐单支付。

8.1 Payment Method: Shall be paid by Party B according to the amount of relevant bills。

8.2 甲方需为乙方开通水、电、煤气、电话费、ADSL。

8.2 Party A shall help Party B to make the Water, electricity, gas, telephone, ADSL in normal condition.

9.保证金/订金:

9.1于本合约签订后交房同时,乙方须以现金方式支付甲方保证金,共计金额人民币整,甲方另立收据为凭。

10.首期租金:

12.1租赁期间内,该物业内所有公用事业费,如水、电、煤气、电话费、ADSL 均由乙方承担。

12.2乙方须按上述规定交付承租保证金于甲方

12.3乙方同意按上述规定每月按时支付租金等,如乙方逾期不付,须缴纳滞纳金甲方,滞纳金每日按月租金百分之零点五(0.5%)计收,逾期超过十五天的,则视作乙方自动退租,甲方有权收回该物业,乙方应按本租约第12.9条赔偿甲方损失。
