物业正式租赁合同中英对照版

物业正式租赁合同Formal Tenancy Agreement出租方姓名/名称:(以下简称“甲方”)Landlord:(hereinafter referred to as "Party A")承租方姓名/名称:(以下简称“乙方”) Tenant:(hereinafter referred to as "Party B")甲、乙双方就甲方愿意出租,乙方自愿承租物业之事宜,经双方协商一致,同意签订本物业正式租赁合约。

This Agreement is made by and between Party A and Party B in connection with rental of property whereby this agreed as follows:1.租赁物业名称及地址:(以下简称“该物业”) & Address of Property to be Rented:(hereinafter referred to as "the Property")2.用途:该物业只供使用。

2. Usage: For use only.3.面积:该物业建筑面积为平方米。

3. Area: building area of the Property is square meters.4租赁期限:由年月日起至年月日止。

其中从年月日到年月日为固定期,从年月日到年月日为非固定期4. Term of Tenancy: from to inclusive. From is fixed term; from is flexible term.5.租金:租赁期租金/每月金额:。

乙方在收到甲方提供的税务发票后10个工作日内全额支付本月租金。

5. Rent: /Month. Party B shall pay monthly rent within 10 working days after the Party B has received the current month Tax Invoice from Party A.6.付租方法:6. Method of Payment6.1日期:乙方需于租赁期限内每月日之前支付,以实际居住天数支付租金。

6.1 Date: Party B shall pay off the rent on or before the 1st day of each month. The rental is according to the date the Party B living.6.2方式:乙方须以现金/划帐方式支付。

每月为一期支付一次。

6.2 Method: Party B shall pay off the rent by T/T or cash. month(s) as a term.7.管理费:按有关管理部门规定之金额及方法由甲方支付。

7.Management Fee: Shall be paid by Party A according to the amount and payment method stipulated by the related management office.8.公用事业费:水、电、煤气、电话费、ADSL。

8. Public Utility Fee: Water, electricity, gas, telephone, ADSL.8.1计收方法:水、电、煤气、电话费、ADSL由乙方每月按帐单支付。

8.1 Payment Method: Shall be paid by Party B according to the amount of relevant bills。

8.2 甲方需为乙方开通水、电、煤气、电话费、ADSL。

8.2 Party A shall help Party B to make the Water, electricity, gas, telephone, ADSL in normal condition.9.保证金/订金:9. Security Deposit:9.1于本合约签订后交房同时,乙方须以现金方式支付甲方保证金,共计金额人民币整,甲方另立收据为凭。

9.1After the signing of this Formal Tenancy Agreement and on the date of hand-over, Party B shall pay to Party A by cash security deposit that is . A separate receipt shall be issued by Party A.10.首期租金:10. Rent In Advance:10.1于年月日之前,乙方须以现金/划帐方式支付甲方首期租金,即租赁期内年月日至年月日的租金,共计金额人民币元整,甲方另立发票为凭。

11. Date of Hand-over: On or before12.乙方之义务:12. Party B’s obligations:12.1租赁期间内,该物业内所有公用事业费,如水、电、煤气、电话费、ADSL 均由乙方承担。

12.1 To pay all public utility fees such as water, electricity, gas, telephone, ADSL related to the Property exclusively during the Term of Tenancy.12.2乙方须按上述规定交付承租保证金于甲方12.2 To pay the aforesaid security deposit to Party A.12.3乙方同意按上述规定每月按时支付租金等,如乙方逾期不付,须缴纳滞纳金甲方,滞纳金每日按月租金百分之零点五(0.5%)计收,逾期超过十五天的,则视作乙方自动退租,甲方有权收回该物业,乙方应按本租约第12.9条赔偿甲方损失。

12.3 To pay the said rent in of on time and in the aforesaid manner without any deduction whatsoever. In case payment delayed, Party B shall pay a fine to Party A for delaying payment which equals to 0.5 percent of monthly rental per day,and if such default has not been cured by Party B within 15 days of notice there of from Party A. Party B shall be regarded as terminating the Tenancy and PartyA shall have the right to claim losses pursuant to Article 12.9 hereunder.12.4乙方承租物业须按规定用途使用,不可用于不合法用途。

12.4 To use the Property as per usage stipulated herein only and not to use the Property for any illegal purpose.12.5未经甲方书面同意,乙方不得擅自将物业转租给第三方,或与第三方合租、分租,但甲方不得不合理地拒绝乙方该等请求。

12.5 Not to sublease or part with the possession of the Property without written consent of Party A and such consent however but to be unreasonably withheld.12.6乙方不得在该物业内,收藏政府违禁之物品,举凡军械.火药.硫磺.汽油.及挥发性之化工原料,或对物业有损害的有爆炸之危险的物品,均不得陈放该物业内外任何地方,并应对违反地方法规的任何行为承担责任。

12.6 Not to store arms, ammunition or unlawful goods, gun-powder, saltpeter, kerosene or any explosive or combustible substance of any damage of the said property, and to be answerable and responsible for any consequence of any violation of local regulations.12.7在租赁期间内,乙方须正确使用该物业内甲方所提供之家具、装置及设备,保持其良好,在租赁期间内,乙方不做任何装修。

物业之一切设备如因乙方疏忽而导致的损失,乙方须负责维修或赔偿,若物业内之设备在正常使用过程中自然损坏,甲方须负责及时修复。

12.7 To duly use the furniture, fixtures and equipments inside the Property provided by Party A and keep them in good and tenantable condition and Party B will not decorate the house throughout the tenancy. In the case any damage due to Party B, Party B shall be responsible, otherwise, Party A shall be responsible for repairing on time.12.8租期内,乙方不得提前退租,如乙方提前退租,甲方有权扣除乙方之保证金作为赔偿,除此之外,甲方不得要求乙方赔偿由乙方退租引起任何其他直接或间接损失。
