And

and“LESSEE”whereverthecontextsopermitshallalwaysmeanandinclu detheirrespectiveheirs,successorslegalrepresentativeandassignees).

WHEREAStheLESSORisthelawfulownerandinlawfulpossessionofHous

LahoreCantt,consistingof4Bedroomswithbath,D/D,TV;Lounge,Kitche n,Store,Servant,Quartertogetherwithfixturesandfitting(hereinafterc ollectivelycalledtheDEMISEDPREMISES).

ANDWHEREAStheLESSORhasagreedtheleaseandtheLESSEEhasagree dtotakeonleasetheDEMISEDPREMISESonthetermsandconditionasgiv enbelow:-

1.ThisagreementinonlyvalidifLESSEEisrenewedandextendedforthele aseperiod.

2.TheLESSORletsLESSEEtakestheDEMISSEDPREMISESforaperiodof12 months

Commencingfrom15thJanuary2004.TheLeaseisrenewableforafurthe rperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod

3.TherentoftheDEMISEDPREMISESshallbeUSD3,300/-(USdollarsThre eThousandandThreehundredOnly)permonth

4.TheLESSORherebyacknowledgesreceiptofthesumofUSD.19,800/-( USdollarsNineteenThousandandeightHundredOnly)permonth.

5.ItisherebyagreedbetweenthepartiesthattheLESSEEshallpaytheafor esaidmonthlyrent

USD.3,300/-(USdollarsThreeThousandandThreehundredOnly)asthe monthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdue afterpletionofadvancerentperiodendingon15thJuly2004.

6.ThattheLESSORherebyacknowledgesreceiptofthesumofRs.60,000/ -(RupeesSixtyThousandOnly)fromtheLESSEEasFIXEDEDPOSITSECURI TYwhichshallberefundedtotheLESSEEongivingbackthevacantpossess ionoftheDEMISEDPREMISESafterdeductionofdamages/shortagesout standingbillsforElectricity,Water,GasandTelephonechargesetc,again sttheDEMISEDPREMISES.

THELESSEEHERBYCONVENANTSWITHLESSORASFOLLOWING:

1.TopaytotheLESSORtherentherebyreservedinthemannerbeforeme ntioned.

2.ThattheLESSEEshallnotatanytimeduringtheterms,withouttheconse

ubjecttotherestorationoftheDEMISEDPREMESEStotheiroriginalstate athiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseo ranyrenewalhereof.

3.TousetheDEMISESPREMISESforresidentialpurposeandwouldnotbe usedforamercialpurposetheDEMISESPREMISEwouldnotbeusedoccu piedbyMr.**** Andfamily.

4.Nottosubletthewholeoranypartofthepremises.

5.TopayregularlythebillsforElectricity,Gas,WaterandTelephonecharg esinrespectoftheDEMISEDPREMISES.Acopyofallthepaidutilitybillbef orwardedtotheLESSOReverythreemonthregularly.Incaseofdisconnec tionofanyfacilityduetonon-payment,LESSEEwillberesponsibletogett hemrestoredandpaythesame.Allduesmustbeclearedbeforetheexpiry oftheLEASE.
