出租方(甲方):

甲、乙双方在自愿、平等、互利的基础上,经协商一致,就乙方承租甲方融资事宜,订立本合同。

Having reached unanimity through consultations ,Party A an d Party B ,on the basis of voluntariness ,equality an d mutual benefit ,have entered into this Contract in respect of Party A leasing the Premises to Party B.

、租赁融资

Leased Premises

1.1 甲方将坐落于上海市区路弄号室(以下简称' 该融资' )出租给乙方使用,该融资建筑面积为平方米。

Party A lets (hereinafter referred to the Premises ),

to Party B ,an d the size of the Premises is square meters.

1.2 甲乙双方确定该融资用途为住宅.

Both Party A an d Party B have confirmed that the

Premises shall be fo r the purpose of Residential.

1.3 该融资的家俱、家电配置,见本合同附件一。

The furniture & appliances of the Premises please see Appendix

二、租赁期

Leasing Term

2.1 本合同租赁期为个月,自年月日起至年月日止。

2.2 租赁期满,甲方有权收回该融资,乙方应如期归还;乙方如要求续租,须在本合同期满前个月向甲方提出书面申请,经甲方同意后重新签订租赁合同。

On expiry of this lease ,Party A has the right to take back the Premises ,an d Party B shall return the Premises on time. I f Party B wishes to extend the lease ,Party B is required to give written notice to Party A months prio r to the expiry of the lease an d subject to Party A an d Party B's consent ,

a new leasing contract shall be signed.

三、租金及保证金

Rental an d Deposit

3.1 租金为每月元人民币,租金含融资管理费,发票。

The monthly rental is per month ,inclusive of management fee,fo rmal invoice.

3.2 乙方应予签署本合同后五日内向甲方支付相当于一个月租金的金额,即人民币

元,作为保证金,甲方应出具收据给乙方。在租赁期满,乙方如期交还该融资,并付清居住期间所有租金和其它费用后十五天内,甲方应将保证

金无息退还乙方。

Within five days after the signing of this Contract

Party B shall pay

to Party A as Deposit ,which is equivalent to one months' rental ,an d Party A shall issue a receipt fo r the said value. At the expiration of the Contract ,Party A shall refund the Deposit to Party B without interest within 15 days after Party B has returned the Premises an d paid all the rent an d other expenses fo r the terms that Party B has occupied the Premises.

3.3 乙方应在每月日前支付该月租金,若乙方在租金到期后十五天仍未支付,

每逾期一天,则乙方应按日租金的支付滞纳金。若超过三十天未付,则视乙方自动退租并构成违约,甲方有权收回该融资,没收保证金并追究相关损失。

Party B shall pay the rental on o r befo re the day of each calendar month. I f the Rent has not been paid within 15 days of its due date ,Party B shall be required to pay a late penalty fee equal to of the rental per day fo r each day of delay. I f the

rental has not been paid mo re than 30 days after the due date

Party b will be deemedto have automatically terminated the
