门面租赁合同
甲方(出租方)：
乙方(承租方)：
根据国家有关法规、法规和有关规定，甲、乙双方在自愿、平等、互利的基础上，经协商一致，订立本合同。
一、甲方将座落在上海出租给乙方开办等使用，出租房屋的建筑面积平方米。
二、租赁期限：租赁期为个月，租赁期满乙方如不提前一个月通知甲方，租赁期为年。
1、自年月日起至年月日止。
2、租赁期满，乙方如要求续租，必须在租赁期满的壹个月前向甲方提出意向，经甲方同意后，重新签订租赁合同。
三、租金及支付方式：
1、双方协定租赁房屋月租元（）
2、租金陆个月一付，先付后租。同时付壹个月押金，合同签订之日即付首期租金元（），押金元。（）
3、下期租金乙方必须在每半年日前交一年分二次交清。如乙方逾期支付租金，则每逾期壹日，按应付租金1%向甲方支付滞纳金，乙方逾期超过15天，则视乙方自动退租，甲方有权单方面解除本合同，押金不退，作为乙方违约的处罚金。由此乙方必须规定期限内无条件退出本店面。
4、合同期满，乙方无任何违约，押金不计利息退给乙方，合同不满，乙方自行清场，押金不退，如有乙方违反本合同的规定，而产生的违约金，甲方可在押金中抵扣，不足部分乙方必须补足。
5、乙方按规定支付每月垃圾清理费及物业管理费400元。
四、乙方在租赁期内，电费费用由乙方承担，独立装表，按月结清。
五、乙方自办理营业执照，持照经营。自觉按照工商、税务、消防、治安等有关交款等规定合法经营。如乙方在经营中违章违法，债权债务均由乙方承担全部责任。
六、甲方的义务：
1、甲方应确保所出租房屋无权属纠纷。
2、甲方应确保所出租房屋无权属纠葛。
3、维护乙方合法经营权，在合同期满确保乙方在同等条件下享有优先承租权。
七、乙方的义务：
1、乙方应按合同规定，按时支付租金及其他各项应付费用。
2、爱护店面设施设备，如乙方需装修，必须征得甲方同意，如因乙方过失和过错使房屋设施受到损坏，乙方应负赔偿责任。
3、严禁在租赁房屋内存放危险品及违禁品，如因此发生后果乙方应承担全部责任，晚上不得影响居民休息。
4、乙方不可擅自将房屋转租他人，不可增加其他商品经营项目击者，否则甲方有权收回房屋。乙方不得占用公用通道，堆放物品。
八、本合同经双方自愿签订，双方按合同执行。若有未尽事宜，双方协商解决。如遇不可抗拒等因素和市政动迁不能继续履行本合同，提前一个月通知，退还押金。
九、本合同一式两份，甲、乙双方各执壹份为凭。
