依照中华人民共和国法律和有关法规规定,为明确双方的权利、义务关系,经甲乙双方 协商一致,特订立本合同条款供共同遵守执行: In accordance with relevant Chinese statutory laws, to clarify the rights and responsibilities of both sides, through A, B both parties negotiate amicably before signing the tenancy agreement. 一、甲方将座落于XX市 建筑面积约 平方米的房产及附属设施租给乙方作 使用、甲方房屋产权要保证清晰,租赁期间,双方应遵守合同约定。 1、Party A will let _______________ and its affiliated facilities to party B to use as __________________________________________. The estate is located in XX which covers an area of about __________square meters. Party A’s house rights and responsibilities must be made clear; both parties should abide by this contract during the tenancy term.

The rent payment terms: RMB each month, Party B shall pay months rent to Party A when the contract is signed , which is RMB in total. 四、双方同意于 年 月 日由甲方将上述房屋交付给乙方使用,如甲方没有按期将房屋交付给乙方使用,应赔偿乙方的经济损失,如乙方拖欠租金,甲方除追回所欠租金款项,可终止合同,并有权收回出租房屋。 4. Party A agrees to provide the premises and associate amenities for Party B for use. 六、租用期间,该房产的正常维修由乙方负责,乙方如需改变租赁房屋的原有建筑格局必须事先征得甲方同意,方可进行,如没有告知甲方,按被损坏建筑物的价值赔偿甲方。租赁期满,固定装修不得拆除,归甲方所有。 6. Party B should be responsible for the day to day repair and maintenance during the tenancy term. If Party B requires, for any reason, to alter the original structural layout of the property, they must seek approval from Party A before taking any action. Otherwise, Party A will make appropriate compensation to Party B. Upon the expiration of the contract, Party B cannot remove the fixtures and decorations or any furniture belonging to Party A.

七、 租赁期间乙方不得将租赁房屋作为抵押物或非法活动场所使用,同时要做好防火、防 水、防风等工作,否则一切经济损失和法律责任由乙方单方负责承担(除不可抗力原因)。 7. Party B cannot use the property as collateral or use for illegal activities. Party B is responsible for taking appropriate action to safeguard the property against fire, water and wind damage. Party B will make appropriate compensation for any losses and is held legally responsible (except for mitigating circumstances) for failing to safeguard the property against the aforementioned. 八、该房屋如发生产权纠葛,应由甲方妥善解决,与乙方无关。 8. Party A will be responsible for resolving any issues or disputes unrelated the Party B.

九、因不可抗力的原因导致本合同无法履行时,本合同自然终止,双方互不承担责任。 9. Party A and Party B cannot be held responsible for criminal damage or breaches of contract instigated by third parties.

十、甲乙双方应该严格履行本合同规定。如果甲方违约,应该赔偿乙方因此造成的损失;如果乙方违约,甲方有权终止合同,收回出租房屋,并追究乙方因违约而造成的一切责任。 10. Both parties shall strictly adhere to the terms and obligations under this contract. Party A will be liable for any compensation to Party B, should Party A breach the terms and conditions of the contract. Party A has the right to terminate the contract and take back the premises, and take any appropriate action against Party B in case of breaches of contract.

十一、乙方承租期间,该房屋使用水费、电费、工商、税务、房产税、物业管理费等费用都由乙方单方负责。 11. During the tenancy terms, Party B shall be responsible for the of any payments pertaining to water, electricity and amenities charges; industry tax, commerce tax, property tax, management fees and any other fees related to the property.
