建设面积为50000套,共分为T3 30% ,T4 50%,T5 20% 三种户型,总投资63亿美元。
工期计划为5年,每年完成10000套房屋。
Construction survey Methods1.Survey PrecisionIn accordance with the construction survey regulation issued by Beijing Construction Committee, the Survey precision requirement for construction is 1/15000.2Standard Coordinate CheckingBefore positioning, in accordance with the construction survey regulation, the standard coordinates and the elevation controlling points must be checked.3 Establishing Elevation Control GridBased on the elevation controlling points provided by the local authority, two temporary benchmarks will be set up for construction.4Survey Control For Sub-structrueAccording to control grid to be established on site, grid lines will be transferred down with theodolite. Elevation level shall be transferred with leveling instrument. 5Survey Control For Super-structure1 )Vertical Transfer Of Grid LineGrid line will be set out accurately on ground floor slab when structure comes to 0.00 level. Then, based on ground floor, grid lines will be transferred to the upper floors vertically.2 )Vertical Transfer Of Level1.00m level line will be set out on the external wall of ground floor accurately. Several places where it is convenient for tape measuring will be selected and marked with red point. Elevation level will then be transferred to upper floor by tape measuring based on the painted marks.6 Survey Control For Finishing1) Based on the axes of each floor, the controlling line can be set outduring finishing..2 )Based on +1.00m level line of ground floor, +1.00m level line of eachfloor will be re-set out.7 Acceptance Check For Survey WorksAfter positioning of the project and after structure comes to +0.00 level, we will invite Beijing Survey Institute to carry out acceptance check. Acceptance check of each floor will be carried out by the quality engineers and the supervise company.8Survey Instruments and Personnel RequirementAn engineer and two surveyers will be arranged on site. The cement accords the requirement of the drawings, and the amount mud in medium sand is less than 3%, the diameter of the gravel is 5~25mm and its amount of mud isless than 1%.1 Mixing and Transportation of ConcreteDuring the mixing, control the temperature with the cold water extract from the well and control the amount of added water to reduce the slumps and the crack resulting from the plastic shrinkage.2 Casting and Vibrating of the ConcreteBefore the casting, it is better to lay a 5cm thickness cement motar which have the same ratio with the concrete at the root of the frame structural column. Or chisel the construction joint in order to expose the ballast-surfaced gravels, and then the casted concrete can overlap the previous one better.When casting the frame structural column, penetrate the vibrating stick to the bottom of the column and vibrate it, then infuse the concrete. It should be done separately on every layer and the thickness of every layer should be less than 60cm. Infuse the material as well as vibrating. Generally, the height of casting should not more than 2m. If the imporosity of the casting can be ensured, it can be casted on every layer.During the casting, 1 should be appointed to check if there is any deformation or displacement on templates and steel bars, any looseness, falling off or tilting on the buckles and supporter, and fix it on time if there is leakage.Surface Floating: Compaction and floating should be done with wood float when every part of the concrete on beams, boards and stairs are vibrated. Loose concrete is not allowed on the surface.3 The maintenance of the ConcreteThe concrete should be covered and maintained with water within 12 hours after the casting. Watering twice everyday in normal temperature and the maintance should be more than 7 hours. When the temperature is high, the strength may reduce and the plastic shrinkage may appear without proper maintance, therefore, more work should be done on the maintance.钢筋工程1、原材料要求:凡进场钢筋应有出场质量证明书和试验报告单,每捆钢筋应有标牌,对进场钢筋按规范标准抽样做机械性能试验,合格后方准使用,钢筋在加工过程中如发现脆断;焊接性能不良或机械性能显著不正常时,应进行化学成分检验或其它专项检验。
