1.5屋面
本工程屋面7#楼及8#楼为有组织外排水,防水等级为一级,三道设防。隔汽层为SBC120(300g/㎡)防水卷材,屋面保温层为120mm挤塑板保温,防水层选用SBC120(400g/㎡)防水卷材,刚性防水为40mm厚C20细石混凝土内配Φ4@150钢筋网片。

本工程基础为超流态桩基础,7#楼及8#楼主体结构为剪力墙结构,地下1层、地上22层
7#楼±0标高相当于绝对高程118.85m,8#楼±0标高相当于绝对高程118.65m,
本工程内隔墙为轻质陶粒砌块砌筑,砌筑砂浆强度为M5级。
1.4装饰形式
本工程外墙保温采用外贴100mm厚苯板保温。外墙饰面为涂料饰面,一层大堂地面为理石地面,室内门厅及公共走廊地面为瓷砖地面,墙面为抹灰大白面层,厨卫天棚为清水楼板。

1.1地理位置
托斯卡纳三期工程位于哈尔滨市利民开发区永达路,本工程地貌为松花江漫滩区,场地地形比较平坦,地势起伏不大,原自然地面高程在118.1~118.5m左右。地层岩性分布特征如下:第1层杂填土,第2层粉质粘土,第3层细砂,第4层中砂,第5层粗砂,第6层粉质粘土,第七层粗砂。
勘查期场地区地下水位埋深4.50m-6.00m,初见水位为5.00m-6.50m,具有微承压性;地下水主要靠大气降水及侧向径流补给,水位随季节变化影响,汛期水位较高,枯水期水位较低,年变幅在2-3M左右。
场地抗浮设计水由7#楼、8#楼组成,总建筑面积为14421.62m2。其中:7#楼及8#楼为高层住宅楼。
