上海市房屋租赁合同
TENANCY AGREEMENT

承租方(乙方)Tenant (Party B):欧陆分析技术(服务)苏州有限公司
根据《中华人民共和国合同法》、《上海市房屋租赁条例》(以下简称:《条例》)的规定,甲、乙双方在平等自愿公平和诚实信用的基础上,经协商一致,就乙方承租甲方可依法出租的商品房事宜,订立本合同。

on the basis of equality and mutual ben efits in accorda nce with the releva nt n ati onal and mun icipal laws and regulatio ns.
一、出租屋情况

二、租赁用途
Article 2 Purpose of lease:
2- 1乙方向甲方承诺,租赁该房屋作为物业管理的规定。2-2乙方保证,
在租赁期内未征得甲方书面同意以及按规定须经有关部门审批而未核准前,不擅
自改变上述约定的使用用途。

三、交付日期和租赁期限
Article 3 Term of lease
3- 1甲乙双方约定,甲方于年
【出租】房屋租赁期自2012年2月13日起至2013年2月12日止。
3- 2租赁期满,甲方有权收回该房屋,乙方应如期返还。乙方需继续承租房
屋的,则应于租赁期届满前一个月,向甲方提出续租书面要求,经甲方同意后重新签订租赁合同。Party A is en titled to take back the Premises and Party B

四、租金支付方式和期限
Article 4 Ren tal and term of Payme nt

4-2乙方应于每月日前向甲方以现金或汇款方式支付租金。逾期支付的,每逾期一日,则乙方需按日租金的百分之三支付违约金。

4-4乙方需要自己承担每月的电话费和宽带费。
Party B shall pay the teleph one fee and ADSL fee.
4-5乙方在租赁期间及时按帐单来支付实际使用的水;电;煤费用。
Party B shall pay the water fees, electrical fees, gas fees as per the bills in time.
五、保证金和其他费用
Article 5 Deposit and Other Expe nses
甲乙双方约定,甲方为照顾乙方生活,同意其2012年2月13日先进屋入住,但乙方务必于2012年2月13日前向甲方支付房屋租赁保证金,保证金为- 个月的租金,即(6000元)。甲方收取保证金后向乙方开具收款凭证。
租赁关系终止时,甲方收取的房屋租赁保证金除用以抵充合同约定由乙方承担的费用外,剩余部分无息归还乙方。
Whereas Party A and Party B agree that Party B could move to Party A 'house on 13th February, 2012. When Party A delivers the property to Party B, Party B will pay mon th(s) ren tal as deposit before 13thi nv oice to Party B.
On the expiry of the con tract, Party A will give back the deposit to Party B except it Party B has not paid expe nses it has to pay accordi ng to this con tract.
六、甲方该房屋内的家俱和家用电器应列明清单(见附件),于2月13日移交乙方确认使用。
