房屋租赁合同

一、出租人(以下简称甲方)
landlord (hereinafter referred to as party a)
二、承租人(以下简称乙方)
tenant(hereinafter referred to as party b)
三、租赁范围及用途
tenancy:
甲方同意将其所有的位于北京市朝阳区光华路2号阳光100座2001室的房屋及其设施(包括家具和电器)在良好及可租赁的状态下租给乙方为居住使用,出租房的面积总计约110平方米。

四、租赁期:
term oftenancy:
4.1 租赁期为年,自年月日起至月 14 日止。
续租或退租,应提前壹个月通知甲方。
upon expirationof the tenancy, party a has the right to take back the entire
leased property, andparty b shall deliver the leased property toparty a on time. alternatively, party b have the opton to renew this agreement or quitthis agreem ent upongiving one month prior notice to party a before the expiration ofthis agreement.
五、租金及付款方式
rent and the way of payment
5.1双方谈定的租金为每月元。

5.2应
在每月日之前。
party b shall pay month’s rent in advance, on or be fore thof each
calendar month.
a: 汇至甲方指定的银行账号,支付租金日期以乙方汇出日期为准。
by transferring the amount or such rentto a bank acc ount designated byparty
aandthe date of transfer shall be thedate of payment.
b: 以现金方式支付
payment in cash
c: 以支票方式支付
payment incheck5.3 由于乙方原因未能按期支付租金,乙方须按日加
付其月租金0.5﹪的滞纳
金。
if the rent remain being unpaid on time, party b shall be liableto pay a late
penalty fee equal to 0.5﹪ of the month rent perday.
六、保证金(押金):
security desposit:
6.1 为确保出租房屋及其设施之安全并完好及租赁期内相关费用之如期结算,
乙方同意于签订合同当日支付给甲方的租赁押金5300元作为乙方确保合同履行之保证金。
to ensure the welfare and good condition of theleasedproperty and the related
facilities as well asthe prompt payment and settlement of all related charges durning the term of tenancy, pa rty b agrees to pay to party a within oneday after the ag reement signed a security desposit in the amount ofas security for party b’s obligations hereunder.
6.2 除合同另有约定外,乙方应于租赁期满之日与甲方点清室内设施,并付清
所有应付费用后,甲方当天将保证金全额无息退还乙方。
unless other provided in agreement,partyashall re turn to party b the entire
security desposit withoutinterest thereon upon expiration of the tenancy or sooner determination of this agreement after party b settled all charges of leased propertywith party a.
七、费用担保:
payment:
7.1租赁期间物业费和取暖费由甲方承担。durning the term of the tenancy, the property management fees and the heat-preservation fees shallbe paid by party a.
7.2 房屋的冷、热水、电、天然气消耗按每月查表实数由乙方支付。
thecold, hot water, electricity, and gas payment(for w ater andtear) of the
property shall be paid by party b accordingto its actual payment per month.
7.3 电话费、有线收视费按实际费用由乙方交付。

and international channel.
八、出租人的责任
landlord’sobligations:
8.1 甲方须按时将出租房屋及其设施以良好的状态交付乙方使用。
