中英文版租赁合同

HOUSE LEASING CONTRACT 房屋租赁合同The parties of this agreeme nt are:本合同双方当事人: The Leaser (Party A ):出租方(甲方):The leasee (Party B ):承租方(乙方):Accord ing to The Con tract Law of P.R.C and The Regulati on On Premise Leas ing of Beiji ng (here in after referred as to the Regulati on ). Party A and Party B, of their own voliti on, upon frien dly n egotiati on, hereby agree to sig n this con tract for the deal that Party A lets the premises which is legally owned by Party A to Party B and Party B lease from Party A the said premises.根据《中华人民共和国合同法》、《北京市房屋租赁条例》(以下简称:《条例》)的规定,甲、乙双方在平 等、自愿、公平和诚实信用的基础上, 经协商一致,就乙方承租甲方可依法出租的房屋事宜,订立本合同。

Article 1 General Condition of the premises to be let 1-1 Party A will let the premises located at (here in after referred as to thePremises ) in Beiji ng to Party B. The gross area of the Premises is equal tosquare meters. The purpose of the Premises is for reside nee. Annex I is the pla ne figure of the Premises. Party A has show n the pla ne figure and the Title-deed of the Premises (Number :) to Party B.甲方出租给乙方的房屋座落在本市(部位) 。

(以下 简称该房屋)。

该房屋出租建筑面积为 平方米,房屋用途为 居住。

该房屋的平面图见本合出租或预租房屋情况2121世纪不动产北京安信瑞德加同附件(一)。

甲方已向乙方出示该平面图及该房屋产权证(产证编号:): 1- 2 As the owner of the Premises, Party A establishes the lease relation with Party B. Prior to signing this con tract, Party A ( has ” or has n ot "” in formed Party B of the mortgage on the Premises.甲方作为该房屋的(房地产权利人/代管人/法律规定的其他权利人)与乙方建立租赁关系。

签订本合同前,甲方已告知乙方该房屋(已/未)设定抵押。

1-3 Ran ge, Con diti on and Requireme nt of /for the part in com mon use of the Premises and thecon diti ons of the exist ing decorati on and facilities are illustrated in the Annex II and III here in.Un less otherwisespecified, the Annex will be regarded as an inspection list to be checked and followed whe n Party A hands over the Premises to Party B or Party B retur ns the Premises to PartyA when the lease term is due.该房屋的公用或合用部位的使用范围、条件和要求及现有装修、附属设施、设备状况有关事宜,由甲、乙双方分别在本合同附件(二)、(三)中加以列明。

甲、乙双方同意该附件作为甲方向乙方交付该房屋和本合同终止时乙方向甲方返还该房屋的验收依据。

Article 2 Occupation Purpose 租赁用途2- 1 Party B guaranteed that the Premises will only be occupied for purpose, and he will be abiden by the regulations on house using and managing in Beijing.乙方向甲方承诺,租赁该房屋作为_________________ 使用,并遵守国家和本市有关房屋使用和物业管理的规定2- 2 During the lease term, Party B shall n ot alter the use of the Premises uni ess Party B has obta ined the written approval from Party A and completed the releva nt registratio n forms at corresp onding gover nment offices.乙方保证,在租赁期内未征得甲方书面同意以及按规定须经有关部门审批核准前,不擅自改变上款约定的使用用途。

Article 3 Deliveries Date and Lease Terms 3-1 Party A shall deliver the Premises to Party B on DateMonth Year . The lease term of the Premises ismon ths that comme nee on Date Month Year and will expire on Date Month Year. 甲乙双方约定,甲方于 ______________ 年 ___________ 月 __________日前向乙方交付该房屋。

【出租】房屋租赁期自__________ 年 __________ 月 __________ 日起至 ____________ 年 __________ 月 _________ 日止。

3- 2 Upon the expiration of the lease, Party A is entitled to withdraw the rented premises, and Party Bwill vacate it in time. In the event Party B would like to extend the lease, he shall consult with PartyA on releva nt issue with a must of mon ths ' prior no tice to Party A.租赁期满,甲方有权收回该房屋,乙方应如期返还。

乙方需要继续承租该房屋的,则应于租赁期届满 前 个月,向甲方提出续租书面要求,经甲方同意后重新签订租赁合同。

Article 4 Rent and Terms of Payme nt 4-1 The mon thly rent is RMB (or USD)of gross area. This rent shall be fixed for year (s)/month(s) and from the year/m on th, it mayadjusted by both parties here in through n egotiati on.which is stipulated in the Supplementary Provisi ons.甲、乙双方约定, 该房屋每月租金为( 币) 丿元。

该房屋租金年/月)内不变。

自第 (年 /月 )起,双方可协商对租金进行调整。

有关调整事宜由甲、乙双方在补充条款中约定。

4-2 Party B shall pay the mon thly rent by thedate of that mon th. If overdue, Party B shall be charged% of the mon thly rent as a pen alty to Party A. 乙方应于每月 日前向甲方支付租金。

逾期支付的,则乙方需按月租金的 %支付违约金。

4- 3 The rent shall be paid in follow ing mann ers:乙方支付租金的方式如下:交付日期和租赁期限租金、支付方式和期限Article 5 Deposit and Miscella neous Charges保证金和其他费用5- 1 It is agreed that Party B shall pay RMB (USD) , which is equal to the rent for mon th(s), as a deposit to Party A before the date of .Party A shall make out a receipt in written after receiving the foresaid amount.Upon the expiration of this lease, after deducting the fees, which shall be undertaken by Party B, from the deposit, Party A shall return the rest to Party B without any in terests.甲、乙双方约定,甲方交付该房屋时,乙方应向甲方支付房屋租赁保证金,保证金为个月的租金, 即(币)元。

甲方收取保证金后应向乙方开具收款凭证。
