PREMISES LEASE CONTRACT

立合同人:

Parties to the con tract:

出租方(以下称甲方):

Lessee (here in after referred to as party A):

承租方(以下称乙方):

Tenant (here in after referred to as Party B):

甲乙双方经过友好协商一致订立本合同,以资共同遵守。

Having reached unanimity through friendly consultation and negotiation, Party A and Party B, here by agree to enter into the follow ing con tract to be abided by both parties.

一.建筑地址:

甲方将其所有的位于上海市的房屋在良好及可租用的状态下出租给乙方。乙方向甲方承诺该物业仅作为住宅使用

I. Address of premised:

Party A lets its lawfully owned premises to Party B in good and tenan table con diti on, Located at

Party B shall un dertake to party A that the premises shall be used only for the purpose of Reside ntial.

二•房屋面积

出租房屋的登记面积为平方米(建筑面积)。

II. Floorage of premises:

The registered floorage of the premises let by Party A shall be square meters(floorage).

三•租赁期限:

皿.Lease Term:

租赁期自年月日起至年月日止甲方应于年月日以前将房屋腾空交给乙方做搬迁准备使用。

Party a shall vacate the premises and deliver it to Party b for

四.定金:

IV . Ear nest mon ey:

1. 乙方于年月日支付的定金为人民币(美金)元整,其它的余

额元整人民币(美金)应在年月日之前支付给甲方。

Party B has paid RMB (USD) as an ear nest money

RMB(USD) will be paid to Party A before (mon th)

2. 在甲方收到定金(以乙方汇出日为准)之后自租期开始之前如甲方违约,则上述定金由甲方双倍返还乙方,如乙方违约则定金由甲方没收。

If Party A violates the con tract after receivi ng the deposit (depe nding on the date of remitti ng from Party b and before the lease term beg ins, Party A shall pay double the

ear nest money back to Party B. If Party b violates the con tract, The car nest money shall be con fiscated by Party A.

3. 租期开始之后,上述定金转为下述第六条的保证金。

After the lease term beg in, the above-me ntio ned earn est money shall be automatically turned into deposit of security of Clause 6 of this con tract.

五.租金:

V . Rental:

1. 数额:双方议定租金为每月人民币元整。乙方以形式支付

给甲方。

2. 支付方式:

租金按个月为一期支付,第一期租金年月日以前付清,以后每期租金支付时间为当月日之前,先付后用(若乙方以汇款形式支付

租金,则汇出日为支付日,汇费由汇出方承担),甲方收到租金后应

予以书面签收。
